Oct 28, 2026

Doha [Qatar], October 28: Ariane Projects is showcasing its expanding real estate portfolio, major residential developments and future growth plans at Cityscape Qatar 2026, which opened on Tuesday at the Doha Exhibition and Convention Centre (DECC) and runs until October 29.
The company's participation comes as it continues to advance its development pipeline, complete handovers of existing projects and introduce residential offerings designed to meet the evolving requirements of homebuyers and property investors inQatar.
With a portfolio spanning apartments, villas, duplexes and land across several strategic locations, Ariane Projects is focusing on quality, location, construction standards and customer experience as it seeks to consolidate its presence in the country's real estate market.
Ariane Projects Chairman Sheikh Suhaim bin Khalid bin Hamad Al Thani said the company remained committed to sustaining its growth in Qatar, building on its experience since its establishment in 2013.
He said the company's strategy centred on measured expansion, enhancing the quality of its developments and ensuring that investment ambitions remained aligned with its execution capabilities.
The approach, he added, was intended to strengthen customer confidence, support sustainable business growth and ensure that the company continued to deliver projects in line with market requirements.
Ariane Projects CEO Sheikh Jassim bin Jabr Abdulaziz Al Thani said Cityscape Qatar provided an important platform for the company to present its developments, engage directly with customers and investors, and gain a deeper understanding of changing market expectations.
The exhibition also offers an opportunity to showcase the diversity of Ariane Projects' portfolio, from waterfront residential towers and integrated apartment communities to villas and other property investment opportunities.
Among the key developments being showcased is The 28 Residences in Lusail Marina, a prominent waterfront residential project comprising two towers with more than 650 residential units and retail space.
The towers are connected by a distinctive architectural bridge, giving the development a defining design feature within the Lusail Marina area. Its waterfront setting and proximity to the wider Lusail urban environment reflect the continuing emphasis on integrated residential destinations that combine housing with access to commercial, retail and leisure facilities.
Lusail has emerged as an important focus for residential development in Qatar, supported by its planned urban infrastructure and mix of residential, business and lifestyle facilities. Ariane Projects' presence in the area forms part of its broader strategy of developing properties in locations with established or growing residential appeal.
Another major development featured at Cityscape is Twin Gardens Residences in Al Erkyah, comprising 377 apartments distributed across 10 floors, in addition to a ground floor and rooftop.
The project offers one, two and three-bedroom apartments, with selected units featuring maid's rooms, catering to different household requirements and preferences.
Its planned amenities include swimming pools, padel courts, a gym, jogging tracks, children's play areas and landscaped spaces. These facilities reflect the growing importance of shared amenities and lifestyle features in residential developments, as buyers increasingly assess properties on the basis of the overall living experience rather than the individual unit alone.
The company is also presenting Terra Gardens, a development comprising 56 villas near Hamad Medical City, alongside other projects in its wider portfolio.
These include Scala North and Scala South, duplex units at Milos, and plots of land available for sale in UmmSalal Ali.
The range of properties reflects the company's efforts to serve different segments of the market, including families seeking villas or larger residential units, buyers looking for apartments in urban communities, and investors considering land and other real estate assets.
Alongside its new developments, Ariane Projects is placing emphasis on the delivery of existing projects as it works to strengthen customer confidence and maintain progress across its construction pipeline.
The company has completed handovers at La Verde, while handover procedures for Urjuan are expected to be completed in November 2026.
It is also working towards delivering Al Erkyah Avenue, Rivan and Scala during 2027.
The handover programme represents an important part of the company's development strategy, as timely delivery and the fulfilment of commitments remain central considerations for property buyers and investors.
Sheikh Jassim said the company's diverse portfolio enabled it to respond to a broad range of customer requirements, from individuals and families purchasing homes for personal use to investors seeking assets with long-term growth potential.
Ariane Projects manages more than 23 projects across 13 strategic locations in Qatar, with a total built-up area exceeding one million square metres.
Its portfolio covers several property categories, including apartments, villas, duplexes and land, providing a range of options for different budgets, household requirements and investment objectives.
The scale and diversity of the portfolio also place greater importance on project coordination, construction management and the ability to maintain consistent standards across developments at different stages of completion.
Commenting on the outlook for Qatar's real estate market, Sheikh Jassim said the sector had maintained activity in 2026, with continued interest in residential developments offering strong locations and clear investment fundamentals.
He noted that property buyers were becoming more discerning, increasingly weighing a combination of factors when evaluating potential purchases.
These include architectural design, construction quality, the developer's track record, delivery commitments and the availability of surrounding amenities. As a result, the purchasing decision is increasingly shaped by the overall value proposition rather than price or location alone.
The trend places greater emphasis on developers' ability to deliver properties that combine functional layouts, quality materials, suitable facilities and a positive residential experience.
Sheikh Jassim cited Lusail as an example of an integrated urban destination that brings together residential communities, business facilities, leisure attractions and essential services, supporting its appeal to residents and investors.
The development of integrated urban districts is increasingly relevant to property demand, as buyers look for locations that offer convenient access to work, recreation, retail and everyday services.
For homeowners, considerations such as comfort, privacy, efficient use of space and convenience remain important. Investors, meanwhile, tend to assess properties through additional factors, including asset value, rental potential and resale prospects.
The distinction underlines the importance of understanding different buyer priorities when planning and developing residential projects.
For developers, responding to these expectations requires more than introducing new properties. It also involves ensuring that developments offer appropriate amenities, practical designs and a level of quality that supports their appeal over the longer term.
Sheikh Jassim stressed that meeting construction schedules and handover commitments was essential to building and maintaining trust in the real estate sector.
He noted that the relationship between a developer and a customer extended beyond the signing of a sales agreement or the physical handover of a property. It also depended on product quality, transparency, communication and the fulfilment of commitments throughout the development process.
For Ariane Projects, the expansion of its portfolio therefore requires close coordination between planning and execution, more efficient operations and effective project management to maintain standards across its developments.
Managing multiple projects at different stages also requires developers to balance new launches and expansion plans with the timely completion of existing commitments.
The company's focus on handovers, according to its stated strategy, is intended to support this balance while maintaining the confidence of customers and investors.
As Qatar's real estate market evolves, developers are also required to consider how residential properties can remain attractive beyond their initial sale. Design quality, building maintenance, shared facilities and the wider neighbourhood environment can all influence the experience of residents and the long-term appeal of a property.
Sheikh Jassim said Ariane Projects would continue to prioritise project handovers, improve the customer experience and develop properties that combine quality design and construction with long-term investment value.
The company aims to strengthen its position in Qatar's real estate market by maintaining a balanced approach to growth, execution and customer service.
